A 13,250-square-foot CVS store that the Silver Cos. developed at the intersection of State Route 3 and U.S. 301 in King George County sold last month to New York City-based American Realty Capital for $5.2 million, according to King George property records. The property, which is across Route 3 from a Sheetz station, sits on about 2.5 acres. Sheila Coleman of Silver Commercial Brokerage handled the transaction.
More retail development will likely occur soon at that intersection, said Phillip Baxter, an executive vice president for Silver Commercial. Travelers heading to the Washington area on 301 and those going to the Northern Neck on Route 3 make it the busiest intersection in the county, yet there is little retail there now. Silver controls another six acres at the intersection and is talking with a user about developing a 50,000-square-foot building there, Baxter said. He didn’t disclose the potential user.
